Referral Fee

Referral partners are paid when a referred loan closes.

The standard referral fee is one percent of the funded loan amount, paid when the loan closes.

Examples:
US$100,000 loan = US$1,000 referral fee
US$250,000 loan = US$2,500 referral fee
US$500,000 loan = US$5,000 referral fee

We do not pay for general inquiries. Referral fees are paid only when a referred opportunity is funded and the loan closes.

GAP Investments reviews the file, discusses the borrower situation, evaluates the property, considers the loan-to-value, and determines whether the opportunity may be suitable.

Name, contact information, and a short explanation of what they are trying to do.

Property Location

A Google Maps, Waze, or WhatsApp pin-drop location is very helpful.

Loan Amount

The amount requested and a rough idea of the estimated property value.

Property Type

Residential, commercial, land, construction, mixed-use, or another real estate category.

Existing Debt

Whether there is an existing mortgage, lien, annotation, or other issue affecting the property.

Use Of Funds

What the borrower needs the money for and how they expect to repay or exit the loan.

The best referrals usually involve a borrower who owns Costa Rica real estate, needs a practical loan amount, understands the property value, and has a realistic reason for borrowing.

Lower loan-to-value generally creates a stronger opportunity. For example, if a property is worth US$500,000 and the borrower requests US$250,000, that is a 50 percent loan-to-value.
